Tenanted property: Emergency details for out of hours

A landlord has a duty of care to maintain the property to a good standard and will honour his/her responsibilities at all times. However we expect you to be considerate when calling the emergency out of hours number and to assist with this determining what constitutes an emergency please check the points below:-

  • Severe leaks where damage is being caused to walls and ceilings.
  • No heating or hot water.
  • Damage due to windows as a result of a break in; this must be reported to the police and a crime reference number supplied.
  • No electricity to the property, i.e. lack of lights and power.
  • Blockage of your ONLY toilet. If the blockage has been caused by your neglect, you will be liable for the invoice.

If you smell gas contact the gas emergency service, National Grid immediately on 0800 111999.

This service is ONLY available when you consider that the property or yourselves are at risk and the repair cannot wait until normal business hours resume. Otherwise, please call our office during normal office hours on 0161 798 6633 and a member of staff will assist.

Should it transpire that our contractors are not available, you should instruct a suitably qualified emergency contractor and provide the receipted invoice, with your bank details to lettings@herwald.co.uk. If we establish that the repair is due to your neglect or is not considered an emergency, we will not reimburse you for the cost.
